in each location. However accurate cost data is only possible when all factors related to a project
are known, therefore figures outside the given ranges may be encountered.

The figures quoted generally include for all building works, finishings and mechanical and electrical
installations but exclude special equipment, furniture, loose fittings, external works and site abnormals
except where specifically noted otherwise.

Professional fees, legal costs, developers in-house costs and other ancillary costs are also excluded. If
